The eastern gateway to Hurstville is set to be transformed with the lodgement of a development application for the $128 million Landmark Square Precinct project.

The plan for the block at 61 Forest Road calls for the construction of a three to 20-storey mixed-use development across four buildings containing commercial floor space, a 145-room hotel and 254 apartments.
There will be one six-storey building, a 7 to 11-storey building, 19-storey building and a 20-storey building.
They will be built on an 8,545 square-metre block bounded by Forest Road, Roberts Lane and Durham Street which has been called the Landmark Square Precinct.
The Precinct has been part of an extensive master planning process since 2015 which informed a Planning Proposal for new planning controls which were implemented as changes to the Hurstville Local Environmental Plan 2021.
The DA has been lodged by Prime Hurstville Pty Ltd on behalf of Aoyuan International.
The project will include 4,273 sqm of commercial floor space and 2,461 of common open space, equivalent to 29 per cent of the site area. There will be 524 car parking spaces.
The proposal includes a building with a maximum height of 128-metres which will permanently infringe of the Conical Surface of the Sydney Airport Obstacle Limitation Surface (OLS) by up to eight-metres.
"The infringement of the OLS is unlikely to adversely affect aviation safety or regularity of flight operations," the accompanying Aeronautical Impact Statement said..
The accompanying Statement of Environmental Effects states: "Landmark Square defines the new eastern gateway to the Hurstville City Centre. The Precinct is located between the high density mixed use developments of the Hurstville City Centre and the low density residential dwellings of Allawah.
"It will play a critical role in providing a transition in scale through its built form. Landmark Square will be a highly accessible place with a network of public pedestrian through-site links that provide unrestricted interconnectivity between Forest Road, Durham Street and Roberts Lane.
"The communal plaza in the centre of the Precinct will offer places for relaxation, recreation and a venue for community events. Forest Road, Durham Street and the central plaza will be activated through retail uses on ground level that encourage pedestrian interaction. The heritage significance of the Scout Hall (in Durham Street) will be conserved and will continue its existing use as a valued community facility.
"The redevelopment of the site will contribute to the vibrancy, economic success and housing choice within the area.
"The proposal incorporates 4,273 square metres of commercial uses which will strengthen the economic and on-going employment role of Hurstville.
"The development provides 254 residential apartments which will increase the residential population which will support local businesses and contribute to diversity in the community.
"In addition, the redevelopment of the site will deliver substantial public benefits for the community in accordance with the Planning Agreement including financial contribution towards the upgrade of Kemp Field and other improvements in the Hurstville CBD, the road widening in Roberts Lane, and a large central plaza which is accessed via multiple through site links.
"The proposal also provides for upgrades to the public domain around the site enhancing the amenity and liveability for residents, workers and visitors. For these reasons the approval of the development is considered to be in the public interest."
